Welcome to Zandberg11! By using this website and/or making a reservation, you agree to the terms and conditions outlined below. Please read them carefully.
1. Definitions

Lessor: the owner/manager of the holiday home

Lessee (Guest): the person making a booking via the website
-
Holiday home: the accommodation offered through this website
2. Booking and Confirmation
-
Reservations can be made via the booking tool on this website or by email.
-
After receiving your booking request, you will receive a confirmation by email. The booking is only final once the deposit has been paid.

The person making the booking must be at least 18 years old.
3. Prices & Payment
-
A deposit of 25% of the total rental amount is required at the time of booking.
-
The remaining balance must be paid no later than 7 days before arrival.
-
For last-minute bookings (within 7 days before arrival), the full amount is due immediately.
Included in the price (unless otherwise stated):

Water, electricity, and internet
-
Final cleaning
-
Tourist tax is not applicable
Not included in the price:

Security deposit: €300 (see point 6)
4. Cancellation

Cancellations up to 30 days before arrival: full refund of deposit

Cancellations between 30 and 14 days before arrival: 50% of the rental amount charged
-
Cancellations within 14 days of arrival or no-shows: 100% of the rental amount charged
5. Check-in and Check-out

Check-in: between 5:00 PM and 8:00 PM. Please inform us of your estimated arrival time in advance so we can welcome you personally.

Check-out: before 11:00 AM.
Alternative times are possible only by prior arrangement.
6. Use of the Property

The holiday home is intended for recreational use only.

The number of guests must not exceed the number stated in the booking.
-
Pets are not allowed.
-
Smoking is not allowed inside the property.
7. Security Deposit
A security deposit of €300 is required before the start of the stay.
This can be paid via bank transfer or upon arrival.
The deposit will be refunded within 7 days after departure, provided that:

No damage has occurred to the property or its contents

The home is left in a tidy condition
-
No nuisance was caused during the stay
-
All house rules were followed
In case of damage or extra cleaning, reasonable costs will be deducted from the deposit.
8. Liability
The guest is responsible for any damage to the property or its contents caused during the stay. The lessor is not liable for:

Theft, loss, or damage to the guest’s belongings

Accidents in or around the property
-
Disturbances caused by external factors such as construction work or natural events beyond the owner’s control

10. Governing Law
This agreement is subject to Belgian law. Any disputes will be submitted to the competent court in Belgium.
